Permit Expediting
We prepare the filing to avoid the usual objections, follow it through DOB review and keep answering the examiner until the permit is issued.
When you need it
When you want an application to keep moving through DOB review. Objections caused by incomplete or inconsistent filings are a common source of delay, so the work starts before the application is filed and continues with follow-up through review. No one can guarantee DOB timelines, but a clean filing and steady follow-up remove the delays that can be avoided.
If you would rather hand over the whole permit, we can manage it from filing to final sign-off: expediting, objections, coordination of the design team and trades, inspections and renewal dates.
What we do
-
Prepare it clean
We check the property records, forms and drawings against each other before the application goes in, to avoid the objections that cause delays.
-
Keep it moving
We follow the application through review, coordinate meetings with the examiner, track its status and prepare answers to objections so it does not stall.
-
Carry it to the permit
We stay on it until the permit is issued and keep you updated along the way. On a fully managed permit we go on through inspections and final sign-off.
Questions
What does a permit expediter do?
An expediter prepares and tracks DOB filings for the owner and the design team: gathering the documents, entering the filing in DOB NOW, following the review and coordinating the answers to objections. DOB registers expediters as filing representatives. The architect or engineer stays the applicant of record and submits the filing.
Do I need an expediter?
No law requires one, and an architect or engineer can file a job directly. An expediter helps when a job has several filings, trades or agencies, or when the design team would rather not manage DOB NOW and the follow-up.
What happens if I build without a permit?
DOB can issue violations, an OATH summons and a stop work order. The work then needs a permit, often with plans that legalize what was built, and DOB does not lift a stop work order for work without a permit until the permit is issued and the civil penalties are paid. The open items also stay on the property's record for buyers and lenders to see.
Can you guarantee a timeline?
No one can guarantee DOB timelines. A clean filing and steady follow-up remove the delays that can be avoided.
