-
Manhattan
Manhattan DOB permits for commercial fit-outs, change of use, Place of Assembly, landmark buildings and high-rise alterations: filings, objections, sign-off.
-
Brooklyn
Brooklyn DOB permits for brownstone gut renovations, rear extensions, cellar conversions and rooftop additions, with zoning objections and C of O questions.
-
Queens
Queens DOB permits for one- and two-family alterations, basement apartments, garage conversions, decks and legalizing work done without permits.
-
Bronx
Bronx DOB permits for multifamily and mixed-use alterations and one- and two-family renovations, plus violation clean-up before a sale or refinance.
-
Staten Island
Staten Island DOB permits for new one- and two-family homes, additions, decks, pools and retaining walls, including grading, drainage and site plan items.
DOB permits in all five boroughs
The Department of Buildings is one agency, but it runs through five borough offices, each with its own plan examiners and inspectors. The code is the same in every borough. The buildings are not: high-rise alterations and landmark work in Manhattan, brownstones in Brooklyn, one- and two-family houses in Queens and on Staten Island, older multifamily buildings in the Bronx. We prepare filings and coordinate work in all five, from the first DOB permit to the final sign-off.
What stays the same everywhere
Nearly every new filing in every borough goes through DOB NOW, with the same property record checks, the same forms for the same work types and the same contractor credentials before a permit is issued. A contractor needs the same DOB registration or license on Staten Island as in Manhattan. If your project is in New York City, we can take it on.
